In this piece I will briefly outline some of the main advantages of buying a new development. One of the main reasons that people choose to buy a new development is that they can get a brand-new development built from the ground up. The advantage here is that you are not buying someone else’s blueprint for a new development. The advantage in relation to an older home is that it is still fully fitted out and in good condition. This is something that an older property will have to sell on.
Another advantage of buying a new development is that the landscaping is already completed. Often, when buying older properties people find that they have to do a lot more work themselves. This can mean that after the property has been purchased they have to carry out all the landscaping work themselves. This is not necessarily a bad thing but often can cause a great deal of stress and be very frustrating. When buying a new development, it is often the case that the landscaping has already been carried out.
Another advantage of buying a development is that you know that the ground works are complete. Many times it is the case that there are large pieces of land that need to be filled and this can take time. Often the company that has the land around the development will fill it themselves. This means that they don’t need to employ any workers. This is obviously very good news for the buyer as this means that the whole purchase and sale process can be completed much more quickly.
The other main advantage of buying a new development is that you know that the place is fully furnished. Again this is one of the advantages that you will find with newer developments over older ones. When you are buying an older property, you may discover that there are some bare essentials in the property that you haven’t got around the house. These can include the basic items such as a bed, some chairs and perhaps a desk. You will more than likely have to put this sort of thing in storage when you buy a new development as most developers will provide it.
Another major advantage of buying a new development is that you know that the security of the property is fantastic. Buying a property that is near a big shopping centre or a major cinema can be a concern. Whilst on the face of it these places look great they are also a major magnet for thieves and burglars. You can usually improve the security around such properties by having a fencing or a gated entry. Both of these things can help to make the property safer for everyone.
One thing that many buyers don’t think about is the fact that the properties that they are buying will need refurbishment at some point. Most new developments are constructed to be extremely durable. They will often be constructed from the beginning with this in mind. However over time things can start to get old and worn. This is because of wear and tear caused by moths, wind damage and dampness. If you were buying a property that wasn’t in need of refurbishment then you may find that the house is still in fairly good condition but there may be parts of it that look OK but need replacing.
Advantages of buying a development are a lot harder to find if you are looking at older properties. Older properties will almost certainly need refurbishing at some point. Even if you aren’t buying an entirely new development. You may want to keep it in good condition so that it can eventually be sold or rented out. Most developers will carry out some refurbishment work on the property so that it looks as appealing as possible. This works in your favour because if you are looking at buying a property that has had refurbishment work carried out then you will probably find that the price is slightly higher.
One of the biggest disadvantages of buying a new development is that it can take a long time to actually move into your new home. Development sites are usually built on the back of previous buildings. So you will need to know how long each building has been standing before you purchase. You should also bear in mind that you may not be able to get into the building if it becomes damaged during a storm. Other disadvantages of buying a new development include having to pay for the site being rebuilt after you buy it and also finding it more difficult to find somewhere to live.
